If they move out after 10 years, you will have a had time explaining to a judge that a replacement is beyond normal wear and tear, assuming the tenants would haul you into small claims court.

Here is what I have projected Land cost$280,000Down payment 100k, at 5.25/ 15 yearsVacancy 10% Repairs10%Capex2%PMN/A (will explain)General Liability Insurance$800/yearProp taxes 1.4% (land only)Misc cost $160/moSo factoring in any capex and repair is me being conservative, as I explained I am responsible for very little but do have options down the road to clean the place up, maybe even buyout some of the homes to make the land overall more attractive and more profitable.

I'm fine if the wholesale deals they get in Katy are few and far between since we have several other productive marketing avenues, but I'd like to find a few reputable wholesalers to work with and get tossed on their lists for homes that meet my criteria.The whole meet and greet in person thing to explain the process annoys me because it means driving into Houston to hear something they could tell me over the phone, but if that's what I have to do, I will.
