In this business, especially when you are new, it is important to surround yourself with people who have your best interests in mind because in the real estate investing space it is very easy for an experienced listing agent or seller to take advantage of a new investor without representation during a transaction.

Out of state Investing is always a much more involved venture, but it's certainly not out of possibility as long as you are fully educated in that market, have analyzed several properties, have visited or if unable to personally visit have a real estate professional that can tour and offer you an unbiased opinion, have your financial resources in check and have a good team of people in place there, especially when you can't be.

So, make sure you have a team (property management company at least), investment criteria (i.e., how many units, asset type, age, price, market, etc.), and an idea of how you will fund a deal before making contact.
