To raise new capital in order to comply with regulatory capital standards, those banks would have to attract capital from the capital markets and probably pay a higher rate than those banks that made good loans and did not incur losses.An analogy would be what you as an experienced real estate investor pay in interest for loans versus a novice RE investor who paid back the loan on the first deal with several late payments.

How are you on BOCA, OSHA, Environmental Engineering, Marketing, Planning & Zoning aspects, obtaing zoning variances, politics in the area, working with utilities and thier engineers, financing projects......I could go on....Point is, you won't get this out of a few books, universities offer degree programs and new grads still are only prepared to assist an established developer.Best thing is to work with one and learn.Many developers were GCs before they started, probably started with a small number of lots and built in phases or got an existing area and built to suit.

Considering that this is a 6 unit, an experienced investor might have their own insurance co pull a loss run report, so it's best to be prepared for that up front.
