Should I go down the path of:1. real estate builder/developer that goes from residential to commercial, to big *** buildings OR2. entrepreneur where I scale this business and move onto the next?

ended up instructing lawyer to cancel transaction and I got a call from my broker that seller will drop the price 15k if we proceed.

If we had an event and I needed cash, houses are not liquid and I could lose big time dumping them, so that instructs me not to lever to the hilt. 

If the sub does something wrong because you didn't give the right instructions, you will eat the cost.
