As I continue to learn about the area/market I currently live in (New England), I am curious about other areas for long distance investing.

Also, what would be the max distance from that employer you’d still consider in their range?

If you are living rent free and unable to find a deal in California, I would try to look into long distance investing.  

That should get you into striking distance for a triplex like you mentioned and significantly improve your debt to income ratio.  

I can probably find 2 roommates paying $650/mo not too difficult (house is walking distance to local university + hospitals).I will then be only paying $1650-$650-$650 = $350/mo to live in nice brand new house (at least during the first 10 years).

But not as a turnkey, long-distance investor reliant on a property management company to keep you profitable.

If you're doing STRs at a distance, definitely read David Greene's book on Long Distance Investing.
