Until those two lines of the graph cross (where cost to buy in-place and rehab) costs more than building new, you buy existing. 

I am looking to invest in Wisconsin, since I am from La Crosse, WI.

While looking for my next SFRs, I ran a cross a well maintained double-wide mobile home that has been sitting on the market for a while.

I was more willing to buy that property because it was 3/4 of an acre larger, even if I do not build on it now, it does have value and at some point someone will  build on it.I actually do not think this is a bummer at all, I am absolutely fine with having a BETTER place to put money and at some point the graphs will cross and building will make sense. 

Im licensed in 4 states, as well as owning properties in other states so I see a wide cross section of how these are treated.

I would recommend 19133 and 19125 close to the border of 19134, but those areas will be tougher to find cash flow in. 

While I was looking for info on the HSBC website I cross  with this:“International borrowers with qualifying documentation do not need U.S. credit history to apply for an HSBC mortgage.

As far as lead paint, asbestos, etc...cross that bridge when you get there, but don't let it hold you back from looking at certain age property.  

Problem is when you cross 7th street you are in a bad area.

Half the land is full of trees and that half eldge has a creek runnIng on that edge line of the property so creating a border line for the property.
