Buying a land on a good traffic main road zoned residential in Rochester area. Half the land is full of trees and that half eldge has a creek runnIng on that edge line of the property so creating a border line for the property. Its lIke a trIangle. The other opporite side of triangle is the main road and good traffic there. It’s 387 feet on the road. The small side of the third side of the triangle is a house. My question is how hard is it to change the zoning from residential to commercial in Rochester NY and if someone can shed some light from experience on buying a land and needs to be cleared from seller e. g. Environmental and waste clearance...etc. thank you

@Wayne Brooks the closest commercial protoerties would be 5-6 building down the road and there is a major commercial lands started developing this month and big names in the commercial business are building there now as we speak. That’s why I’m interested in this land. What do you think Wayne?
