I am contemplating joining exP.eXP and many other brokers have clauses in their Agent agreement stating "Agents are expect to transact ALL real estate business through the Company.

The two young ladies who live upstairs and their parents tell me they're comfortable with the security arrangements, more comfortable than they were in the last place the girls lived in, a big apartment building in Oakland with a perennially busted front door lock and three or four sloppy-drunk stalkers a month coming in at all hours to bang on various doors and confess their eternal love to the young women living in those apartments.

The gubmint has massive power and they can impose it on us, and we will always be shocked and dismayed when the state reveals it is essentially a repressive institution and doesn't really give a damn about anything other than maintaining its power over us.Sooner or later, the free money giveaways are going to going to screw us but good, no matter how much the gubmint try to hide away the real inflation happening.I'll tell my story on the podcast, but do you know what it's like to arrange with your cousin in Athens for her to fly to Rome to pick up Western Union money and fly back so your aunt can buy groceries and not eat at a church soup kitchen?

The arrangement was I would secure the funding on the BRRRR project and he bought the property with a private lender and completed the rehab.

A few potential modifications:Instead of RV's I eventually place Tiny Homes on the pads and rent them out instead of just renting the pads.Place the Pads in such an way that they can be their own lots in the future, and sell them individually (maybe with TH's).Go straight to Tiny Homes and arrange them in a more community oriented fashion (circle with fire pit or something).What are your thoughts?

As to lease renewal, I'd recommend to build in automatic rent increases, given the contemplated lease term is longer.
