@Han Oo Sure...I buy property in an LLC because it works for me...I operate LLC's as sole member and have the ability to make decisions on behalf of the LLC (this works similarly in most states, but you may want to confirm)...I ask my lawyer to draft a quit claim deed and deed the property from the LLC to me...I complete the re-fi, then execute a general warranty deed back to the LLC.

Questions:For flips, my plan for my leads is to get comps to confirm the ARV and get a contractor validate the repairs cost to figure if my lead is a deal.

I suppose I could call PopMoney and confirm this but not sure if you knew already.

We had a CPA do our taxes, and then called two others CPAs to confirm.

Not the least are a number of software programs (started out as forms), that do everything from Market Analysis to Business/REI Planning.  

These type of properties typically cash-flow like crazy but I would confirm that your lending partner can truly execute on a pool of this variety.In my experience, we have only been able to identify one lender that can consistently execute on pools with values like this.

I completely assumed that this was a guru method but now that you've confirmed that they are in fact, using this exact method in their "teachings" is validation.
