It is theoretically possible that a super majority of unit owners could purposefully force a large portion of owners into assessment default, decrease the market for their condo when they wants to sell and have no flexibility in the event that they can no longer afford to live in the association (think 2008).

I've actually been involved with cases where the punitive damages actually forced the MHC owner/s into bankruptcy and lose their investment altogether because they couldn't pay the punitive award which to my knowledge is not covered by most insurance companies under their personal liability policy.

Hi,When you over improve a flip for a neighborhood, the dangers are two-fold.It may not appraise for financing forcing you to sell at a lower price.Buyers might not come look at it because it is a 300k house in a 240k neighborhood.I am not saying this will happen but I have done dozens of flips, never lost money and I never want the best house on the block.Good luck and I hope you do very well with this!

What I'm looking for is a market not too far from me that has turned the corner and is in the early stages of expansion so I can get some market appreciation to go along with forced appreciation if possible but my primary concern is cash flow.

they were blasting in our area and a number of wells went dry.Follow the law regarding lease breaks, you can't force them to stay but you can hold them financially responsible for the lease break/notice period according to what state law says.

You are looking for the best risk adjusted returns, not just the highest absolute day one cash flow ... total returns include cash flow (not just day 1 but for the life of the investment), mortgage pay down, and appreciation (both forced and market).
