So horrible that I undertook the tedious task of transferring all of my business (including tenant rent deposit accounts) to a local credit union.I'd recommend using a credit union if possible (they are non-profit, so your goals are aligned), or a good local or regional bank.

@Scott FrenchIf you were selling an active business with a strong local brand - say a local market with deep roots in the community or a renown B&B - there would be a strong goodwill component (an intangible asset) and acquiring the business would be beneficial to the buyer.While this level of "brand" is theoretically possible in a local residential or commercial rental market, I've yet to encounter it in the wild.

Buy close to stabilized assets with a value-add component and always buy for cash flow and hopefully when that market crash comes you would be cushioned out with your cash flowing properties and weather the storm.

I've met a couple local CPAs but it appeared that they were more aligned with the book-keeping aspect of the business and not so much on outlining tax strategies, legal entities, and general investor tax guidance, so I am hoping another investor in the area can pass on a referral.
