I have asked my lawyer and several real estate agents, and they said just download one off the internet. 

The tenants application, credit and background check is usually very straight forward for tenants and you can download the forms as PDF and keep them for your records.

There are a number of great resources here and I would suggest downloading the beginners guide to RE investing provided for free here on BP: Ultimate Beginner's Guide to Real Estate Investing.

Go to the EPA website and download the free pamphlet "A Brief Guide t Mold and Moisture in Your Home".

Is there one that I can down load any where???

Unfortunately most of the techniques don't exist in Canada because you can't just download huge tables of people's personal information for the purpose of targeting.

I assume a majority of your spend is through a credit card or debit card which you can download the activity to excel and parse thru it.

In the mid section of this forum on start up page, has a section highlighted in blue all about Tenant Screening.. sounds like you might be a new landlord,, I'd start by downloading the landlord tenant laws for your state.. after you checked out the above.Good luck

I have downloaded all the "Land Lord Documents" the section 8 website for my area offers and in there is a pre-inspection checklist, I am getting a handy man to take that and go to my property to see what is already good and up to their code and what is not along with and estimate on fixing those issues.
