This is an example of how much less scary Section 8 is than people think. @Zachary C. has answered your questions accurately even though he hasn't been all the way through the process. It's really not a lot of extra work.
A couple things to add:
HUD defines the maximum rent it will give for the number of bedrooms, but they might give less. The rent is based it on what is in the unit. You can play the game with them a little. One of the best inclusions is a garbage disposal, for example. I don't remember the exact numbers, but it bumps the rent like $10/month, so if you look at it from an ROI standpoint, installing one returns something like 50-100%. Other good inclusion: a security system, central air, new appliances, an "extra" room (dining room or den), a deck. These are just some of the things you want to make sure the inspector sees so you get as much credit as possible.
As for the inspection - it's not a big deal, but it is specific. They are really just looking for safety and livability. You'll need working smoke alarms, appliances, heat and hot water, and electric outlets up to code. The inspectors who come to my units usually say "This is the nicest place I've seen in months," check off their boxes, and are gone in 15 minutes.
Hope that helps!
