I've had to really on creative financing and sourcing private loans from individual private lenders in order to scale my portfolio.You've got a few deals under your belt but you have not yet achieved financial freedom.

The property is in a trust with out of state owners that are highly motivated to sell, which leads me to believe I can get at a discount.  

This method will be less expensive however you will need to provide more training/guidance and set clear expectations on what you are looking to achieve.

Your tenants can agree to early termination, but it may require you to financially motivate them. 

Second, the best advice I can give you (as I did it) is to stay active, engage the community, read forum posts, listen to podcasts and stay motivated.

They all have their own perks and benefits but what I am looking for most as a new agent is adequate training and support to insure I achieve sustained success and do not fizzle out in my first year like the 90% of realtors they mention so often in school.

I have a couple leads, but no one is motivated to sell right now.

It gives me additional motivation to get out!
