Once you have some cash on hand then re-evaluate purchasing a property.  

@brandon @Brandon Sturgill here are the top 5 questions to get answers to when first evaluating a multifamily deal.  

My bills all go to the Pm who pays them and then logs them on rentech or buildium or some similar website.

The conversation continued and he knows I am actively evaluating his target market, so he asked me to let him know if I find something to his liking (he gave me a few loose requirements) that we can do a wholesale deal on. 

Remember this property is a business and the only way you can evaluate it is to see the relevant information. 

I did think that $1000 seemed pretty low...I will definitely make sure I am identifying why it happened in the first place and make a note to evaluate the other steps as well when I am surveying my next property that has this issue.

I would log on to the PM site from time to time; but there was minimum requirement for that.

Well I was flipping the plat for a nice 500k profit.. thought man I am the dude.so I go to his place which was out in the boonies of southern WA  ( AMBOY)  pull of the road and in my logging days NO ONE had a paved driveway.. well he did.. then he had an old beat up single wide for an office. 

If you put a renter in for a while and then evaluate that could change the narrative.
