Even then you risk losing in court especially given that the lady is older and has likely lived there a while.My advice would be to try and use the current owner's good will, and hopefully good rapport, with the tenants and see if she can work something out with them BEFORE you take possession.

prices in those days were 120 to 160k  then the crash happened and those houses went to ZERO to 40k  and now they are back up to 100k plus .. pretty wild curve though..  

They are all occupied and the lady that owned it did not have any leases with any of the tenants.

She pays on time and super nice/ weird lady.

I am inclined to believe that the Brokerage lady is stalling so she can get full commission on the place, because I have LOI from the bank, and my earnest deposit would make me believe that I was a serious buyer.

I was able to place a lady with two kids just a few months ago.

The parcel resurfaced when a land buyer reached out to the lady owner via a letter.

I haven’t put an official contract on the property yet cause the lady is giving me until she moves to see what I want to do before they list it.
