Land owned by divorced elderly couple in FL

Hi everyone,

This elderly couple i know, now divorced, own a piece of land in Marion County FL. The man has been living in another country since the divorce back in 2010. The parcel resurfaced when a land buyer reached out to the lady owner via a letter. I started helping her out by searching the tax record in the county and confirmed that indeed they both still own the land (as their names are in the current records) but taxes have not been paid since 2008.

So my question is.. what would you suggest she can do with it? does the ex husband need to sign in order to sell? keep it the way it is and bring it up to date on taxes? Can she on her own deed it to her children?

not financial/legal advice - just looking for ideas before reaching out to county & lawyer.
