I only did things like drywall repair/replacement, door repair, new bathroom floors, toilets, bath fans, vanities, some basement work, sidewalk repair, etc.

Ideally we train our tenants to take care of their own self caused maintenance issues with good rental agreement language and expectation setting at move in, but the problem is that if they fail to take care of any issue because they don't have the time or money, it becomes a bigger issue for us.We perform annual maintenance inspections to ensure that the plumbing is working optimally and other things are being done.There is no doubt that tenants are much harder on appliances, flooring, and plumbing than home owners, I am continually amazed at how often we have to replace toilets and carpet.  

If it was me, I would remove their stuff and change the locks for squatting in my property with an invalid contract.My friend thinks he has to hire a lawyer to go through a formal 2 month eviction process.  

but i mean, if a local economy goes to the toilet - it can still effect your apt complex.

Better off flushing money down the toilet. 

I personally only buy and sell land n tenant termites  or toilets love it just in the process of purchasing a vacant lot in Chatham county Savannah Goergia assessed at 2400 purchase at 300 I'll resell it for 1500 happy times.

@Ryan Risley Sure, its a 8x16 amish shed, 10 year warrantee, which i had insulated (by a contractor), had walls put up, painted, and has an offgrid bathroom with composting toilet put in.

A scam in LA CA area is to squat in a house that is foreclosed on and forge a 5 year lease at a very low price and say it is totally prepaid for those 5 years! 

We have a water stain on the ceiling from when an upstairs toilet was clogged and it was running and eventually flooded through the floor.
