At that time you will release them from the lease and with any luck the sub lease tenants will sign on.Remember your first priority is your business you are not a social worker or a officer of the law.

If you use SmartMove or other third party screening systems where a landlord or manager does not have to (or does not want to) take personal information on an application because the "system" takes care of the screening, you may still want to collect a prospect's Social Security Number (SSN) and/or birthdate.

I allow renters without a strong credit history if they tell me why (and it's an acceptable reason for me) and I look at their personal balance sheet (they have to provide and I need to be able to verify with documentation - bank statements, credit card statements, income tax returns, etc.)I also do a thorough criminal check, evictions, and all social media.

One way is with door hangers, driving for dollars, telling managers around your property,  magnetic signs on your car, popular and used newspaper ads, talk to experienced Agents, City building officials might help you, yard signs, and social media ads.

The one quazi exception is if you owned the Denver property individually now but wanted to add a layer of asset protection, you could take title to the replacement property in an LLC as long as it is filed as a disregarded entity such that you would not secure an EIN specifically for the LLC and would continue to utilize your social security number.

While at eviction court I advised them to look into the salvation army, the rescue mission and other non-profits who house the homeless as I knew this would be an uphill battle for them to find a legitimate new home but there is no vacancy in these establishments and they have been turned down by every landlord they have applied with.There are two non-profits willing to pay some of the rent to keep the renters in my unit and from becoming homeless and losing their children to foster care and CPS has inspected the unit with the 8 occupants and is allowing the living situation.
