I agree with @Anthony Dooley, you work for the owner - you can only advise, it is not your issue to resolve.

It sounds like you have an existing closet which would resolve most of that. 3500 would be with you providing fixtures.

This issue is actually being resolved tomorrow and I will let everyone know how that goes.

Success in any business endeavor can and does provide us with opportunity to grow as people and not only to represent our industry as a way of building wealth and planning for the future but as a way of taking responsibility in fulfilling the needs of others and resolving financial issues within an organized society. 

I do not think that banks will lose, since the governement will be there to cover the "loses".What is important is that something be done now and drastic to revamp the real estate market, slow down foreclosures to an acceptable level, ease lending requirements so new buyers/investors have an incentive to buy again.Something must be done to protect the jobs of Americans to ensure that they income is not lost and confidence level starts to increase once again.We as a nation must have the confidence in our resolve to survive this recession.

Even in a region such as ours, where electric heating is cost compatible with gas and oil, it is not a recipe for long term stability.

Trying to find a simple software  where  I can qualify customers that is compatible with mackbook Currently using a old school software called Quick Qualifier  which is not compatible with macbook  gives me front and back end ratio, APR, payments etc. very simple to the point.any suggestions would be appreciated even open to an excel program if there is such a thing thanks guys.

Not really related to your question...but I'd advise getting an inspection done prior to listing a home next time. you'll know what to expect and you can head off these problems by getting at least most of it resolved prior to listing.I'd even provide to buyers upfront.
