What were the scariest things they had to overcome when they first started investing?

In our market (Southern Indiana/Louisville, KY) that is enough capital to take on as many as two more small/medium SFH BRRRR deals without leverage (we prefer delayed financing).We are not risk adverse, so we thought, how can we leverage this upcoming cash position? 

I found myself way less confident when negotiating with sellers and hit roadblocks with overcoming objectives.

For starters, it teaches you to overcome adversity and see things through to a conclusion.

Most investors that I see get in trouble overpay for the properties and then have a 100% mortgage that just doesn't allow them to deal with any adversity.

I'm cash flowing $450 and $600 monthly, but was thinking about being risk adverse.

You want your 3 to all look solid so that under a purchase and sale you have to overcome small items but the deal will still close for the 1031.As for what you should choose as an investment I generally have to talk to people on a 30 minute call.
