Be sure to consider properties with year around draw or make sure the seasonal nature can cover the payments in the off seasons.Here in Boise, Idaho; we have such a shortage of properties, I know people that have resorted to renting nightly rentals for months because they couldn't find anything else to rent or buy.

These lenders close faster, less docs/headaches [usually] and are where many investors prefer to go.To take it up a notch, if Cash-Flow is your primary concern and the name of the game, then there are also options for Interest-Only, through a 'Hybrid' term product.

Doubtful they will do your loan in the way you described.FoAC has a nice product for that, but you have absolutely got to have a good rep that will shepherd the loan through their process.
