@Mitchell Mahnken - I do not own any mobile homes but I’ve learned some things about them through my RE readings and BP podcasts.Because they do not appreciate in value like a traditional home (they actually decrease in value) you would need to factor that into your math.When considering your exit strategy, how much would this sell for after 10 years, 20 years?

I was sooo glad when that 5 yr hold deal sold, a mobile home park.- I think a BP poll of how happy partners are with the partnership they enter, its no higher then 10%.

It is soooooo easy to self manage from your phone.

My idea was to virtually drive for dollars with street view, write down addresses with 2+ mailboxes and send them a pretty custom typed hand stuffed letter asking if they wanted to sell, or connect.Made a small sample list (50 contacts) Sent it off to be skip traced, and got back phone numbers when I was expecting mailing addresses (.20 cents per name).

How has that worked for you and your guests since not all phones are compatible with Google Fi?

The second buyer hasn't paid any real estate taxes, the water bill, or insurance since he took over, so I had to deal with those phone calls and letters, but the extra income was definitely worth it in my opinion.
