I understand the intricacies of seller financing, rather my question is if anyone has good marketing tactics for advertising to multifamily apartments?

That said, I work with several RE brokers who sell investment properties and offer them indications all the time (for their marketing materials as well as to pass along to the potential buyers. 

Did you check how much properties rent in this area, I can recommend using rentometer.com and don't go right away with the first contractors because sometimes its better to find more options and see what's best and also buy your own materials and they just do the labor part.Sincerely,Claudio Salvatorelli

It's not clear to me if this is actually considered to "materially affect physical health or safety of an ordinary tenant" per 92.052(3)(A).

For example, you can source appliances, materials and labor, attend to landscaping, and do some demo projects and plan your renovations.
