This is certainly legal provided the fine details match state law on escrowed funds.

Many tenants are happy to stay for longer periods of time and pay high rent rates if the property is in superior condition and the treatment they receive from the management company matches the rate they are paying. 

If I can find other sales in the neighborhood and match houses that are the same except one has an extra full bath, I can get an idea of the value of this feature and price my house accordingly.I also use interpolation.

Too many tenants try using bulbs that are not a match for the fixture, size wise and wattage wise, even when we have it in the rental agreement what is required.
