He thought me to understand wholesaling is not commission base, but instead a property contract you control and assigned to a buyer who close with the seller.I don't have a license but I intent too.

We do this type of deal regularly and for just $10,000 we control a home that after we spend $40,000 fixing the home and sell it for $460,000 we will deposit $40,000 in a bank account that will pay our seller $1,000 per month for 40 months, and we will keep the ballance.Jim

The key is, control what finishes they install by telling them what and where to buy, don't accept any excuse like "I can get a better deal" that's why my price are low, expect a pric change though.

At least 8 days after the Hearing Date: Writ of Possession issued and served by Sheriff; Tenant must leave that day; (Tenant can ask judge as early as at the Hearing for Discretionary Stay that can be up to 90 more days in the home, even though Tenant lost the eviction hearing.

As always protect the seller / the customer, above all the deal must be win-win.But even making a business out of taking control of RE and assigning, even this is permissable in any volume you'd like in the restrictive Ohio per the Jeff Watson interview of OH RE board members, as long as you don't do certain things and take legitimate control and risk via P&S contract with typical earnest money, (what ever, but more than $10 or $100).
