My next primary residence I purchase, I plan to do so with an FHA loan to keep majority of my reserves for renovations, light like you said, or possibly refinance the house I own right now if the numbers still make sense and use that towards renovations of the new property.

They originslly took 50-amp service to about 6 lighting and outlet circuits.

My partner and I have a wholesaling company and a about 3 months ago a light bulb came on and we realized we need to start keeping some of the properties that we are selling to other investors.

If they use the same brand, sheen, and color, it should be easy to match and hide.

The yard is on the side of the property against my house's property line, therefore, the light and open space for the entire side of my house is possible because of that open space.

Add outdoor lighting and some obvious cameras along with some inconspicuous ones.

Would be interesting if any common threads come to light of action/inaction. 

The kitchen cabinets are the old brown color. 

Within a few years it'll be a straight shot to Austin without any lights.
