Investing in Real Estate in Bastrop 2021

Is Bastrop going to be a good place to buy in over the next few years. I feel like it has a lot to offer in terms of water access and outdoor recreation. Howevere, with the current real estate boom in Austin i never hear local agents talk anout it very much. TIA for your thoughts.
