I will likely have significant competition because all these units in my neighborhood are identical in layout. 

I will upgrade the homes with college kids in mind by adding fun stuff like games in the garage, gym equipment, coffee stations, etc. all to try and bring in tenants.

If I said start a food truck IMMEDIATLY a person thinks about all the aspects of operating it, the equipment, staff, etc etc and lastly think's about the revenues.
