They always end up taking longer than they say they will take.

The jobs always end up costing more than they say they will cost.

This by the way has been the case with every general contractor I have worked with over the past ~10 years flipping homes out here in Arizona. I pride myself in being transparent with the scope of work and clear with expectations, but the above factors around time and money always end up holding true.

What I'm realizing as I become more in tune with these jobs is that a lot of the time, the general contractor is not to blame. The nature of this business is that there are a LOT of moving parts, and the process of rehabbing house creates a moving target. It's nearly impossible for forecast exactly how long a project will take or how much it will cost.
