then when you are ready you can sell it and do it again and dont pay capital gains up to $500k because you lived in it for 2 out of the past 5 years. right now the market is at its peak the only thing keeping it high or going up is that the fed keeps lowering rates.

The fed lowering the rates in the future (no matter how long that may be) or even a change in their language during fed meetings that hint at a reduction can cause a surge in demand thus increasing property prices even more.

IMO: Stronger than preferred inflation data and a robust labor market (unemplyment remaining low / strong consumer) = Fed does not cut rates in March.
