Cash flow is nearly non existent but if you can hold onto property over time you should be able to make a to considerable value gains.

I have been trying to gain access to a HELOC, but am having difficulties because I am just outside the DTI requirements.  :(  That is my plan though!

But I do not believe these proposed tenants of yours can gain lawful employment without either a SSN or an ITIN. 

I am just super confident that this is the way to gain financial freedom in the near future.

Hello everyone, I am very new to BP and I would like to hear how others gained knowledge about real estate investing.

Same with getting NAR designations like the MCNE, ABR, etc.Listing agents gain the confidence that you know what you are doing and won't have issues closing the transaction.

The value you can gain from taking me under your wing is giving me the work you don't like to do.

Leverage has it's place, but it's a double edged sword, it cuts both ways, it amplifies both gains and losses.For me, right now to meet my current goals, the right answer is doing a combination of flips and lending, and picking up some rentals along the way.

After hours of watching these HGTV shows on flipping i have gained a huge desire to do the same for "distressed" homes.
