I find the most profitable short term properties, are promoted to corporate tenants through many specific platforms or long term relationships with businesses executives that have been gained over the years.

I will be making substantially more money and my wife also just got a promotion and raise. 

It also helps that I give them some promotional items (pens and calendars) with my information when they take a pre-employment drug screen. 

Pro sports players are taking pay, and or signing bonuses and promotional pay, in BTC. 

I'm bot compensated by them to promote them but I've used them on over 100 properties the past 18 months.  

The Smokies will always be desirable, and we will be here promoting all those things that make our destination, and your beautiful cabins – the place to be.

Hopefully you have a property that doesn't require a lobby check in or elevator access and you can work with your cleaners to promote using CDC standards of cleaning to entice those that are still scared to travel even when things open up.

Obviously a lender is much more enticed to give the loan if I have "skin in the game."

There's a few ways to fill your funnel, but can basically be boiled down to On-Market (anything that's listed and being actively promoted and marketed) or Off-Market (typically with Self Storage Owners who have not listed their Facilities yet).There are Pros and Cons to each approach.Regardless, please note that this is a "People Business" so it is all about relationships.  

I'm seeing them take less of a split on the back end now and this can be enticing to investors.
