Is the electric at least 150 amp service?

The single family home is gutted to the studs in all rooms (thanks for doing the dirty work current owner).In general, what comes first in the list of improvements: Plumbing, electrical, heating and cooling, drywall, etc.

A 200 year old building in Detroit might have fallen to the ground 140 years ago.Things to consider: electric might need upgrading.

I have seen some buy a decent home only to be told to tear it down as the density laws does not allow for a building to exist on that property even though the building was basically ok, they could not get the needed permits to upgrade the plumbing and electric.

As to finding other stuff, a plumbing permit is for plumbing and the can't go to electrical or HVAC!

The guy had to run 220v electrical to the outside unit and run the two linesets through the brick exterior of the house.The units never worked very well.

That's the goal.I'm extremely interested in learning rehab - all aspects - from framing to dry wall to electrical to plumbing, flooring, cabinetry etc.

I did some work wiring electricity in houses when I was 16 but that seems like a long time ago (I'm 34 now).

AC, electrical, kitchen, baths, roof, floors, paint, appliances, etc.

With the help of family and friends, we did all the work ourselves except the roof and new electrical panel.
