@Eric LunsfordAs mentioned it’s taxed at ordinary income - but there are debt funds that do private lending that can provide investors a 1099-DIV vs 1099-INT which is a considerable savings net taxes - it’s about 2pt delta - meaning 10% from debt fund is better than 12% taxed as interest (and a lot less work)

While states provide licensure to CPA's.

I suggest they contact the utility provider.

They will want you to provide information that can't be gotten online and unfortunately, most things related to deeds/tax bills in Florida can be gotten online. 

Unless you were upfront that the washer was left by a previous tenant and you normally only provide hookups I think if it is broke you should  fix it. 

I don't have any property in Memphis myself though - I would strongly suggest reaching out to investors who do own property in Memphis to get their opinion on it (many folks here on BP are very helpful and willing to provide insight). 

It could've easily cash-flowed but the age and condition would have been a PM nightmare. 

I guess people who buy from them  don't have a way to check what they get against the real thing.I did find a provider on UpWork who had the exact thing I wanted.
