Hot and cold water is backwards, big hole in the wall under the sink , sink not mounted, counter not mounted ect 😐 other than that the house is nearly turnkey

You probably have to worry about side sewer and drainage.

Also, you can see on the tiles above the big hole, there are many drilled holes from various pedestal sink installed and changed out over the years.My original plan was to just patch the hole with moisture resistant sheetrock, then install a new sink cabinet in front of the hole, and no one will ever see the patch. 

Part of it is the fact that i don't want to end up digging a deeper hole.

., fallen over road or power line, blocked drainage way, or similar circumstance.I couldn't find anything specific about trees so you may need to look into that, but all the shrubs you should be good to take out! 

It took the handyman about an hour to reset the cooler with the proper drainage setup and it never leaked again.Good luck and I hope you get this figured out quickly....
