@Tom Gimer You and I see eye to eye on most everything, but I've had this debate before.I agree, as most know, that a counter offer to an offer serves as a rejection of that offer and the offerer is no longer bound by that offer.But, this is not an offer, it is an executed contract.

@Brigham LewisMy belief is that college is virtually useless unless you’re going into something like medicine, technology (debatable), engineering or architecture, accounting, that kind of thing, or if your end goal requires an advanced degree (my degree is in psychology bc I wanted to do counseling, which requires at least a masters - I had kids and never went back, and got into real estate instead).

Not only here but in several previous posts you have been making trying to discredit my teachings.Understand the problem here.You can't prove this by saying: "See here is a motivated seller that didn't go to Google, so motivated sellers do not go to Google to find cash buyers".To make you understand my point let's dumb this down and use a simple example.Imagine 2 people are debating.

Many won't.The extra costs will reduce the purchase price which complicates it more for everybody.I am not debating the morality or ethics of it just saying real world what I am still seeing going on.Banks are the worst.I have a friend who does property preservation with his own company.Banks want him to go and cover things up in Atlanta for mold,lead and everything else.He tells them they need protective gear to enter and the cost and they say just mow the yard and winterize and trash it out and that's it.Many times the banks have him go around to give bids but the bank never does work they just have to show they got bids from people.So it's ALWAYS about the money.
