Received a letter from them stating they will have it replaced if I don't fix by a specific date (yesterday).I sent my plumber there, he ran it and his official opinion is that the dishwasher is working fine, and the tenant should try a different soap.The tenant called again, is still not happy with the dishwasher.Ugh.My thought is to send an official letter stating that the unit was professionally inspected and the recommendation is to change soap, and also further visits will be billed to tenant at $XX.How do you handle these matters?

Hello fellow Indy investors,I was talking with another local Indy investor and heard that Indianapolis is instituting a receivership program in 2016.  

Change your lease for future tenants to state that you must RECEIVE rent by X date.

@Vincent CraneThanks for playing devils advocate.It is a thin margin indeed, my current goal is to pick up houses, that I at least break even on while managing myself (this house has the thinnest margin of any I own to date due to 100% borrowed money).

@Zhuo Fu I am assuming that as a fellow you are getting a paystub from the University.

A Supplemental may be possible to take you up to 75% LTV if it's been at least a year since the closing date of the last loan.  

It is ok if things look dated, but make sure everything is safe, clean and operational.

As a GC and a fellow RE Investor, I would suggest you start investing in areas you know and understand.Good Luck!
