I would say after the all-in purchase price and renovation at $425,000, ARV should be $475,000 at a minimum.In addition to cosmetic upgrades (nice but nothing crazy), we will be replacing the roof, furnace, adding mini-splits, replacing appliances, etc.

Look for properties that have come back on the market, look for older cosmetics that are relatively easy to update—tired wallpaper to paint, new cabinet doors, new appliances, new vanities, hardwood under carpets things like that. 

Everyone is going after properties in this order:First the pretty turnkey propertiesThen the ones that only need cosmetic updatesWhat's left are the properties that need REAL work.

Just got under contract for a Chicago 3-flat in need of a cosmetic Reno.

It’s a fixer upper, mainly cosmetic (carpet, wall paper, paneling etc) but the location puts it out of our price range to pay cash.

The deal has a purchase price of $80K rehab is only cosmetic and would cost $60K max ( depending on what grade of materials are used).
