I would say after the all-in purchase price and renovation at $425,000, ARV should be $475,000 at a minimum.In addition to cosmetic upgrades (nice but nothing crazy), we will be replacing the roof, furnace, adding mini-splits, replacing appliances, etc.

Look for properties that have come back on the market, look for older cosmetics that are relatively easy to update—tired wallpaper to paint, new cabinet doors, new appliances, new vanities, hardwood under carpets things like that.
