Any strategies ? to buy from MLS and still make good cashflow!!!

This will be my 1st rental property, I decided to search from MLS due to my loan condition 20% down payment with conventional loan. i also don't have much cash for fix the property!!!! but I really want to start this REI. Are there any strategies for finding good deal on MLS and still make cash flow? pls advice. I will be really appreciated it. I listen to podcast and some investor said they fine a good deal on MLS but not much detail on it. i just wonder how to analyze it. Thank you so much in advance!!!!
