The land just sits there, it is People who rent and buy the land.No college class is going to teach you how to deal with a late paying tenant, or how to deal with the City Inspector, or how to judge a prospective tenant beyond just the numbers, or how to deal with the DEA when they want to break into one of your units, etc...Having six children, I can give very specific examples, but let's just say that I have learned that college is NOT for everyone.

Basically move in ready meaning maybe it needs $5000 or less for any cosmetic fixes, new appliance(s), or the like.Flipping doesn't seem like the route for me as I have no construction experience, therefore labor costs would offset most of the gains...or am I wrong?
