@Bryan MitchellWhile you received a great response from @Mike Dymski and @Michael Bishop, what a lot of passive investors omit to do is to conduct their own due diligence. 

I began this approach by: - documenting every task that is done by my company - working with my assistant so she documents in fine detail how each task is conducted - (next step) is to organize the tasks into categories and create a table of contents - (then), Mind Map each task and organize the visual representation into a booklet.

@Fallon Morris I think you missed the point @Jim Cummings was trying to make regarding a profile picture.If you really want to be taken seriously here on BiggerPockets (and, by extension, in the greater business world), you need to include a basic photo with your profile.It doesn't need to be professionally taken (mine certainly isn't!)

By doing an extensive amount of research I have learned a lot of the basics, but I still have a . lot to learn.

But anyway I decided to raise my fence to 6ft using post extensions hoping it will deter trespassing.

I have a tenant coming off a lease and am trying to get him to sign a six month extension. 

Great rental areas such as the north kenwood, historic uptown, allendale, etc have gotten to the point where average houses will only rent for ~0.75% purchase price.I see 2b/1b houses needing extensive rehab asking $110k, and they only rent for $1300.

Tenant contacted us in the middle of July and said he/she was having difficulty finding another place to live so tenant asked for a 1 month lease extension.
