It seems like a very simple Excel spreadsheet should solve the analysis concerns in regards to the number of hours spent.

I also know I can have a handyman replace a lightbulb without causing liability issues or causing any concern for my insurance company.What I am hoping to learn here is a bit more about where the liability cutoff might be between work that can be done by a handyman and work that requires a licensed electrician. 

Hello all,Was hoping I could get some suggestions or hear about any similar experiences concerning the following.I have a number of single family homes, all in a small community.

My primary concerns are, Will doing this cause a due on sale clause?

That's been another concern of mine in terms of long term trends.  

I have not seen any documentation about lot 1 being paid off, etc.My concerns stem from the mobile title showing up two days ago having the deed of trust with both parcels still on it and I had to send him away.Sorry if this is confusing, Any advice would be awesome and much appreciated-

But in the meantime I've shown it to a couple of investors and agents I know, and I have not gotten a warm response because of the condition it is in so I'm concerned that it may be difficult to move. 

We are concerned about any liability that may be attributed to us 

My concern, is that it could possibly appraise lower, leaving us with no recourse. 

My big concern is that there might be more, additonal code violations that which may surface causing a bigger can of worms.
