SFH vs Multi Family (Scaling/Growing)

I've been investing around 5 years now. Have multiple SFHs and ready to make the jump to multi family properties. Before I make that transition, I'm just curious, is there anyone out there who chose to just continue scaling with SFHs? Is there anyone who just decided to have 100+ SFHs as opposed to transitioning to multi family?

If so, why? Has it been successful? What would be the benefits of this? Are there ANY reasons to do this as opposed to transitioning in to multi family?


I already know the reasons people transition and scale with multi family, so I'm not looking for those sort of responses. That is my plan as of right now, but I'm just curious if there's something I haven't considered in terms of scaling with SFHs.

The only thing I have come up with is potential exit strategies as I imagine there are a lot more SFH buyers as opposed to people looking to buy multi family properties. Any other reasons?

There are a lot of folks like that. Some prefer SFHs because they're more granular and there is a larger market for the properties themselves. When you go to sell, you can sell to either an investor or an owner-occupant. Apartment complexes, not so much - you're only selling to other investors. Generally speaking it's also a different tenant profile. Tenants are more likely to stay for the long term in a single family, reducing turnover costs.

I still prefer apartment complexes because of the economies of scale.
