This post is going to focus on the B-C side of things aka the wholesaler to investor portion of a wholesale transaction.I also want to say that I am by no means an "expert" I have only done 65 wholesale deals in the last 18 months since I've discovered the strategy, and hold only five rental units currently so I am far from an expert but I wanted to share my point of view anyway.One of the most common things I see/hear is “They are greedy” let's take a look at this statement.As the investor who is shopping for deals isn’t it YOUR responsibility to RUN YOUR OWN NUMBERS and THEN decide what YOUR maximum allowable offer is for YOUR business model?

@Ben Leary also if you are thinking of utilizing the FHA then you should look into the FHA 203k loan program, which gives you a renovation component to your purchase so you can buy a building up to 4 units, fix it up, live in one unit and rent out the rest.
