But there's other initial time expenditures such as getting the listing up and running, etc.After that, you'll have a little bit of a learning curve while you figure out the most efficient ways to communicate with the guests, but once you hit a pattern with that, there are tools you can begin using to automate the repetitive parts (and after awhile, a lot of it gets repetitive!).  

I am currently in communication with a 75 yr old gentleman who has an off market 4 unit for sale in upstate NY.

I'm looking for the terminology here to share with them in case we are just confusing the lines of communication. 

This is not her cup of tea, so I have to be the one to communicate to her when I think I have found a good deal.

I know communicating with neighbors can help some but sometimes it is inevitable that the door may slam louder sometimes.   

My experience has been 80% turnover every year, heavy wear and tear, and a lot of emotion in dealing with the 18-22 year old age range.I think one huge upside in dealing w/ college students is it forces you to hone your communication and management skills and systems.

As @Megan King mentioned, there is a networking element that can only (in my opinion) be achieved through in-person networking and communication. 

Keep the 8's, 9's and 10's and get rid of the rest•Create processes so that your business can maintain without you•Don’t take short cuts•Hire the right personality and drive•Don’t wait too long to hire•Clear communication•Don’t expect them to know what you want•Make a detailed job list and refine•Have a clear list of job tasks and criteria and communicate often!

Or, get the kind of meters that can be wired to a box on the outside of the house (or otherwise in a better spot), and the handheld device you need to plug in to the box or talk to it on the radio, to read the meter.If the building was "born" as apartments, it's fairly likely that each apartment has its own individual water pipe. 

So that's another reason you aren't converting.Compared to my competition, I'm priced on the low end, but these people who want to see the house either don't show up, stop communicating, or just don't apply after asking for an application.
