if you're only borrowing it for 2 weeks in ONE calendar year, i don't see why it would be an issue?

Plus less turnover, fewer tenant issues, and less severe headaches. 

We have been buying as tenants in common. 

If so, that could cause issues on the back end - not a lot of lenders will let the wholesaler use their own title company due to hiding issues, etc.

What's the issue with taking losses on a Single Family Home? 

Maybe its this is common with off-market listings?

I am assuming a warranty deed is the best option over a quit claim, esp since I already filed two quit claims (The first was to change the tenancy from joint to tenancy in common; and the second was to add my daughter as a tenant in common).My situation is pretty complex...or maybe I'm just making it too complex--I'd love any input anyone might have!

Hard to say without all the numbers, but I will say this not an unusual set up for the area....and also we have very few duplexes here in Jax, so if the numbers work I am not seeing an issue with the ADU.

Like I do for my practice, she works with clients remotely, so distance is not an issue.

There were some issues during inspection we were able to use in negotiations.
