Hello BP,Very new to the RE scene and I am wondering what resources have worked for you when it comes to finding out what similar homes/units are renting for in the area?

Their failure to collect rent in the past should not be our problem.  

Do you have any tips for someone looking to land their first MLA deal, good books, resources?

🙋🏾♀️I have been thinking a lot about finding an investment mentor to talk some decisions through with but for the fun of it I decided to pick the collective brains of this massive community... ok here goes:So I have been thinking a lot about the strength of the current real estate market and whether it's time to sell my properties and take the proceeds to make some larger investments and go to the next level so to speak. 

Per my contract I stated that the owner needed to establish a 6 month lease with the first floor tenant in addition to raising the rent and collecting a security deposit.

I'm continuously learning and don't know everything but I'm willing to provide any knowledge or resources of mine to help fellow investors. 

What a Canadian is NOT allowed to do (ie. hammering a nail into your own property, collecting rent?)

Initially I was planning on buying and holding to collect rent, now it looks like I probably will turn around and sell the property as is for a small profit.
