Hello everybody,When you guys are getting ready to place a new tenant what do you guys prefer, contract or moth to month?

Seems like buying a property that needs work is the way to go and I’ll need a contractor to help with it.

If there are no underground oil tanks, you want to schedule an inspector. not a contractor but a house inspector. 

I'm an investor specific contractor.

- House purchase price (written from business account) - Contractor bills and rehab work. - Miles driven (documented) and gas to and from the project?

Who they are using for tax accounting, property management, general contractor if any, mortgage broker, due diligence company, cost seg, insurance company, and etc.Review the additional fees\costs, if any, and determine if they are out of the norm depending on the experience of the sponsorship team, investment strategy, and asset. 

My husband is very hands on, General construction contractor.

If it becomes a problem then a written letter sent Certified mail and in duplicate to the HOA is in order.

Also, if you get connected with a good contractor that works with flippers, you may be able to work in a 203K loan, have the work done in 6 months and live in the property until you are ready to sell.
