Whether that's cleaning and rehabbing, updating, replacing mechanicals, taking on work that the seller can't or won't do, or doing the things that the buyer can't or won't do, will depend on each property.And it might depend on what your plan is after the house hack -- do you want a rental to hold or a product to sell?

The thing that I hope sets us apart is that we will consider sustainability is as a principle driver in the redevelopment - so air sealing, insulation improvements, new windows, doors, high performance mechanicals, solar arrays, ground or air source heat pumps, resiliency and resilient spaces (think covid inspired zoom rooms, home learning centers).

We enjoy working together but life IS much better (easier) since we grew enough to hire a fabulous full time painter/floor layer/tile layer/generally handy man and another very resourceful maintenance guy that does 20 hours per week; we also are still able to call on our original, mechanic, handyman that recently had a baby so his time is very limited but he still does mechanic stuff for us like fixing/maintaining the plow, mowers and work van.

I honestly don't see any difference in wholesaling a multi million dollar house or a $10k fixer, the mechanics are the same, just a different seller and buyer base.What are your thoughts?

Idaho units are managed by a management company that was recommended by family that use them so it wasn’t much work just buying and setting up auto pay and getting paid.
